La Marina del Prat Vermell is set to gain 424 public housing units and a municipal facility after the Government Commission gave final approval to the Sector 6 rezoning project. The approval is a step forward in the management of the land to obtain the building plots and accelerate the urban transformation of this sector.
The Urban Improvement Plan (PMU) divides Sector 6 into three blocks, in which 4 developments with 469 free housing units and 4 developments with 424 protected housing units (of which 270 will be built on municipal land) will be built for people registered in the Applicants Register for protected housing in Barcelona. In total, there will be 893 new homes in this neighbourhood undergoing complete transformation. It is planned to start the procedures for the construction of the houses at the end of the mandate.
This is Sector 6 of La Marina del Prat Vermell
Sector 6 is located in the block formed by the streets of Acer, Plom, Metal·lúrgia and Motors and has a surface area of almost 42,500 m² with a buildable area of 97,415 m² (of these, 33,952 m² will be used for protected housing). There are already two buildings used for economic activities.
The whole area will be divided into three blocks:
- The upper block, located on Plom Street, is the largest and will be used to build the free housing, in addition to the existing building.
- The central block will house the municipal facility and 270 protected housing units, as well as a green area that will serve as a meeting place for the neighbourhood and the facility’s users. It will also facilitate pedestrian circulation and provide continuity to the main axis that runs through the neighbourhood and links it to Montjuïc.
- The lower block, on Motors Street, where the other building for economic activities is located, will house 154 privately managed, subsidised housing units at an agreed price.
Joan Ramon Riera, Housing Commissioner of the Barcelona City Council, has stated that “streamlining the urban planning process for the acquisition of land is the fundamental raw material for promoting housing” and is one of the objectives of the Pla Viure, which aims to “coordinate the urban planning and heritage services in order to facilitate as soon as possible all those urban projects that involve housing”, he added.
The transformation of La Marina del Prat Vermell
A total of 12,000 homes will be built in the neighbourhood for around 28,000 inhabitants and it is estimated that between 8,000 and 11,000 jobs will be created. Of the total number of homes, around 50% will be subsidized housing, following an agreement between Barcelona City Council and the Zona Franca Consortium, which will donate several plots of land.
Also worth mentioning are the more than 13 hectares dedicated to walking and green spaces, such as the recently inaugurated Tretze Roses Park.
