Work has now started on the first block of delegated affordable homes in the city. The 42 flats will be constructed and managed by the promotor Coyoacan and the Fundació Hàbitat3 on a site provided by the City Council in the neighbourhood of Pobelnou. The homes will be for vulnerable families and people registered on the list of applicants for officially protected homes in the city. The homes are expected to be finished in the summer of 2026.
The building is located at C/ Badajoz, 11, where the former La Sibèria ice factory stood. The space forms part of a site that will include various buildings with mixed uses: offices, free housing, a front with revamped homes and two municipal plots for a protected home. The building will be an example of a social mix, where officially protected homes coexist with homes for social organisations to use for their projects.
The homes will be built with industrialised materials made using wood from sustainable forests to reduce their environmental impact. The building will also have a solar panelling installation generating more than 43 kW on the rooftop and a system for reusing rainwater and greywater.
The ground floor of the building will be an open space with arches, inspired by the typical passages in Poblenou, improving the connectivity of the neighbourhood and conducive to pedestrian mobility. The building will also include two commercial premises and bicycle parking.
The work will have a budget of 7.9 million euros, with the flats to have rents of 6.62 euros per square metre. The project has a subsidy from Next Generation funds as it is for energy efficient homes.
New model to enlarge the public housing stock
The project is the result of a pioneering model launched by the City Council in 2019 to implement delegated housing. The model awards projects for affordable housing to third parties, without ever losing the municipal ownership of the land. In this case, the City Council has granted the use of the land for 75 years, with the flats then becoming part of the municipal housing pool.
