Accrued interest

The interest applied as a penalisation when the debtor does not comply with repayment obligations. The amount must be established in the contract.

Active supermortgage

This allows the client to choose their loan's benchmark index (MIBOR at three months, six months or a year) so that payment can benefit from lower interest rates sooner.

Adaptable instalment

Characteristic of UCI superloans that allow the borrower to not pay one instalment a year for the first three years if there are problems due to holidays, extraordinary expenses, etc.

Advanced cancellation fee

A commission arising from the financial risk involved in the advanced cancellation of an operation. The applied commission compensates the financial institution for its financial losses.

AEDE

Direct state aid for paying the deposit on a property.

Affordable housing

Group of social housing or dwellings from social renovation projects that are sold or rented at below-market prices.

Affordable rent

The cost of renting these dwellings is below market prices after being included in operations concerning the rented flat pool, social renovation or social housing promotions.

Amortisation

Payment made to repay a loan.

Amortisation period

The duration of the loan. The contract establishes the date of the first and last payments. The longer the period, the lower the payments are, but the higher the interest. You therefore pay more in the end. The monthly instalment should not exceed 35% of your net income.

API

Estate agent. A qualified professional who acts as an intermediary between the two interested parties to facilitate the signing of a real estate contract, which can be a rental agreement, a sales agreement or another similar contract. They usually charge a percentage of the sales price as compensation or commission.

Applicant

A citizen who makes a registration application to the Barcelona Social Housing Applicants Registry, and who represents the other members of the dwelling unit included in the application.

APR

Annual Equivalent Rate. Effective annual cost of the mortgage in terms of interest, commissions and the repayment period. To compare loans, it is not enough to just look at the lowest APR, you also have to compare the conditions, the repayment period and the distribution of instalment payments.

Former denomination of the capital gains tax on landed property.

Assessment

The value of a dwelling certified by a specialised assessment company, in accordance with the mortgage market law. This certificate not only indicates the real value of the property, it also serves as a reference for obtaining the necessary financing.

Authorisation

Document in which the owner authorises the tenant to carry out building work in the dwelling's interior.

Jornada de portes obertes al Palau de la Música 2024

El diumenge 24 de novembre de 2024 el Palau de la Música Catalana celebrarà una nova edició de la jornada de Portes Obertes, de 9 a 14 h. Es tracta d’un esdeveniment destinat a tota la ciutadania, a fi de gaudir de la bellesa de la considerada per molts la sala de concerts més bonica del món i l’única distingida com a Patrimoni Mundial per la UNESCO, obra de l’arquitecte modernista Lluís Domènech i Montaner. La iniciativa se celebra amb motiu de la festivitat de Santa Cecília (22 de novembre), patrona de la música.

Les entrades per a les portes obertes del Palau es poden adquirir per internet a través del web del Palau o bé presencialment a les Taquilles del Palau, per un preu simbòlic d’1 euro. En total es posaran a disposició del públic 6.000 entrades i la recaptació es destinarà íntegrament a Palau Vincles, el projecte social del Palau de la Música Catalana, que fomenta la inclusió i la integració social a través de la pràctica coral col·lectiva d’infants i joves.

En aquesta jornada festiva, durant 5 hores i en un format d’itinerari, els visitants podran accedir a la Sala de Concerts (platea i segon pis), escenari de grans concerts i esdeveniments, i a la Sala Lluís Millet, emblemàtica sala de descans situada a la planta principal amb la seva balconada, que s’obrirà als assistents per gaudir del jardí de columnes, totes diferents i coronades per capitells de pedra amb motius florals, tret característic de l’arquitecte Lluís Domènech i Montaner. El públic accedirà al Foyer i a la Plaça, que es convertirà també en un espai musical gràcies a la col·laboració amb el Concurs Internacional de Música Maria Canals que cedirà un piano perquè tothom el pugui tocar i convertir-se en intèrpret del Palau per un dia.

Com ja és habitual, la jornada de Portes Obertes també tindrà protagonisme a les xarxes socials. Amb l’etiqueta #PortesObertesPalau24 es convida els participants a compartir la seva visita a través de Facebook, X i Instagram.

A més, durant tot el dia es promourà el concurs fotogràfic de la jornada, “La millor foto”, a través d’Instagram amb l’etiqueta #PortesObertesPalau24. De totes les imatges rebudes durant la jornada, es triarà la millor i el guanyador podrà gaudir d’un dinar per a dues persones al Cafè Palau, gentilesa de Balot Restauració.

 Així mateix, el Cafè Palau i la Botiga del Palau se sumen a la jornada amb preus especials.
